As all owners of tourist accommodation and seasonal rental properties who have been required to have a NRA (National Registration Number) since 2025 are aware, they must report all their 2025 bookings to the single window between February 2nd and March 4th.
If you dont do it your NRA will be lost and you will not be able to advertise their properties on Airbnb, Booking.com, Expedia, VRBO, etc.

How is the process?

You only need to report online bookings processed through OTAs from the date you obtained your provisional NRUA until December 31, 2025.
If you don’t want to lose your NRUA but haven’t had any bookings through OTAs, you must submit the information form indicating NO ACTIVITY.
Therefore, we recommend you start gathering the requested information from Airbnb, Booking.com, VRBO, etc., or if you have a channel manager that provides all the information in one place, great!
And the big question: How do I get the data for all the bookings they require to renew my NRA?
Here’s how to download this data from the main OTAs:
1º You need to install the N2 property registry program. You can download it here along with the tutorials.
Crear nuevo formulario

Se mostrará ya el formulario del MODELO INFORMATIVO DE ARRENDAMIENTOS DE CORTA DURACIÓN, que constará inicialmente de dos páginas, una con la “Instancia de presentación” y otra para la “Actividad del CRU” de sus NRUA, que cumplimentaremos por separado.
cumplimentaremos los datos personales de la persona que realizará el envío del formulario. Podrá hacerlo el titular registral del bien o quien acredite la gestión del mismo para su arrendamiento
A continuación, deberemos indicar si el presentante actúa o no en representación del titular, seleccionando del desplegable la respuesta correspondiente de “SÍ” o “NO”: • “SÍ”: el firmante interviene como representación del titular. • “NO”: el firmante es el propio titular
Se repetirá en una nueva línea cada período de actividad del NRUA arrendado
“Formulario” situada en la barra de herramientas superior y una vez se despliegue, seleccionaremos la opción de “Comprobar validaciones”.

“Presentación Telemática (Requiere Certificado Digital)” y pulsaremos “→ Siguiente”.
Volveremos a pulsar en “→ Siguiente” en la pantalla donde se nos indica que vamos a realizar una presentación “Telemática Completa
Nos preguntará si vamos a realizar una presentación inicial del formulario, o bien, estamos realizando una subsanación de un formulario enviado anteriormente
Se nos mostrará el código de referencia generado, el cual está constituido por el Ejercicio del formulario, el CRU y el Código del Registro. Este código se puede modificar si así se desea.
Pulsaremos en “→ Siguiente” y seleccionaremos el certificado con el que vayamos a firmar los ficheros y el certificado con el que vayamos a firmar el envío
confirmar los datos del presentante, los certificados de firma y los datos de la solicitud, además del correo electrónico donde recibiremos las notificaciones.
Al pulsar en “Aceptar”, la aplicación N2 realizará el envío telemático y se nos mostrará el ID Trámite generado finalmente, dándonos la posibilidad de Abrir el PDF del Acuse de Recibo.

Clica en EXPORTAR
Selecciona archivo CSV
Selecciona DESCARGAR
Entra en tu cuenta de booking.com
Accede en el menu a ADMINISTRACION
Selecciona información de reservas
Clicka en periodo
Se desplegaran los periodos de los que puedes obtener los datos
Selección el mes de 2025 del que quieres obtener los datos
Clica en descargar infome
Clica en xls (excel)
Se descarga un excel con todos los datos. ¡Cuidado elimina las cancelaciones!
Y aqui tienes los datos que necesitas del mes seleccionado
Once you have the Excel or CSV files from the different OTAs, you will only need to keep the columns required when importing the information into the N2 program: NRUA, number of guests, check-in date, check-out date, and purpose of stay.
Remember that to import the data into the N2 program, you must convert the file to CSV format. You can do this online at CONVERTIO website.
