On December 31, 2025, Order VAU/1560/2025 was published, indicating how to update the unique registration number, the NRA, which is mandatory to have your listing on Airbnb, Booking.com, VRBO… I’ll leave the text here, and my analysis will follow.

As Royal Decree 1312/2024 indicated, it is mandatory to submit the information form for short-term rentals every 12 months, but it did not specify what the form looked like or what information was required.

However, it appears that the deadline is not every 12 months from the date of obtaining the NRUA (Unique Registration Number for Accommodation). This order states that the information form must be submitted during February 2026 with all the requested data for 2025 reservations.

The data requested for each reservation would be:

  • NRUA: The Unique Registration Number of the dwelling or room.
  • Purpose: 1- Holiday or tourist, 2 – Work, 3 – Studies, 4 – Medical reasons, or 5 – Other.
  • Number of guests
  • Check-in date
  • Check-out date
  • No activity: This should be checked if there was no activity during the reported year.

Today, January 23, the property registry published this notice, indicating what we will see on February 2, 2026. Nothing will be visible until that date.

How do I create and submit a short-term lease deposit?

By completing and submitting all the information on the short-term lease information form through the N2 application, which the Spanish Property Registrars make available to all users on their Electronic Office website.

Submission should preferably be done electronically, although in-person submission is also permitted by presenting the corresponding form generated for this purpose within the application.

Who can submit the lease deposit?
It can be submitted by the registered owner of the property, or by someone who can prove they manage the property for the purpose of leasing it, or by the representative who originally applied for the NRUA. A digital certificate and be an log in user of the web site are required.

Notice:

  • If the information is not provided between February 2nd and March 2nd, the NRUA  will be lost.
  • Data  provided are the bookings from the date of obtaining the provisional NRUA until December 31st, 2025.
  • Data can be registered by property owners, property managers or the representative who originally applied for the NRUA.
  • That if reservations were made without going through OTAs (Online Travel Agencies), they do not need to be reported to the Property Registry.
  • That the information for the previous year will be uploaded to the registry every February.
  • That the information corresponding to each CRU must be uploaded separately. If the CRU only has an NRA upload it separately. If the CRU has several NRAs (rooms), upload them all together.
  • That the N2 program, manuals, and help videos will be available on Saturday, January 31st.
  • Hosts that received provisional NRUA in 2026 are not required to submit the information.
  • Hosts that received NRUA in 2025 will lose their NRUA if they fail to submit the information correctly and on time.
